This amazing West Indian home, built using traditional techniques and materials, is the perfect marriage of the new and the old. Located on a hillside overlooking Saddle Hill and the Caribbean Sea, the house is located just above the Hermitage Hotel. Set in this unique neighborhood of traditional homes, it features shingles, fretwork, and tropical mahogany floors. Surrounded by rolling hills and pasturelands, you can walk around a wonderful expansive garden with many large Royal palms and other mature trees, situated on a beautifully landscaped two acres of land.

Royal Palms’ charming design includes two full bedrooms with traditional Four Poster beds, a large study with a teak desk and additional queen size Four Poster bed, a large great room and amazing kitchen, and a fabulous expansive covered terrace and porch that wraps around a pool.

Enjoy traditional West Indian living in total privacy. Take in the Caribbean island feel while you bask in the sun and enjoy the music from the Bose sound system. At night, enjoy sleeping in the naturally cool air, as the house has open windows with louvers everywhere and its hillside location provides for an excellent microclimate. It is an  amazing feeling to stay at Royal Palm House.

Located in the wonderful Hermitage Plantation Inn neighborhood and part of the Hermitage Estates. Access to tennis courts and horse riding at Hermitage, just a short walk away. Hermitage has a great, friendly bar and lounge area; The restaurant provides three meals daily and a popular West Indian Buffet each Wednesday night.

The property is located just above Hermitage Plantation Inn, overlooking Saddle Hill and the Sea. Its location near the Gingerland Best Buy supermarket and department store as well as fruit and vegetable vendor provides easy access to all groceries. Just minutes from dining at Golden Rock Inn and Relais & Chateaux Montpelier Plantation, and about 10-minute drive to Windward Beach and Nisbet beaches, and the Four Seasons Resort with its fabulous beach. About 15-minute drive from either Charlestown or Nevis international airport.

Spacious and gracious traditional Great Room, combining living and dining area.
Comfortable furnishings and spaces surrounded by many French doors that allow gentle  breezes to flow through the house. Piano and Bose stereo system with Bluetooth.


Large, open plan kitchen with open shelving and lattice cabinets; stainless appliances including Bosch dishwasher, large Whirlpool French door refrigerator, wall oven, gourmet gas cooktop and top-of the range Kitchenware. Additional drinking water filter for drinking water supply made from pure rain water.

Bedroom 1

Large master bedroom with Four Poster King size bed. French doors that leads to the pool patio; ceiling fan, walk-through closet

Bedroom 2

Private bedroom suite with Four Poster Queen size bed and private outside sitting balcony.
Ensuite bathroom has mahogany vanity, walk-in shower with pebble floor. Large closet and dressing area off bath; ceiling fan.

Bedroom 3/Study

Large bedroom and study with Four Poster Queen size bed and French doors leading out to the pool patio; teak desk and library with many interesting books; ceiling fan

About Us

The villa is owned by an international family based in Singapore, Switzerland and London, with a connection to Nevis for over 20 years.

The beautiful house is looked after around the year and kept in pristine condition, regardless of whether any guests are staying there. There is a permanent housekeeper, Niro, and the house is overseen by property manager Robin, who lives a few minutes’ walk away. Its garden is maintained by professional gardeners and the property is secured by private security.
